In spite of a rising market, this property was purchased below assessed value.

 

 

Property 6 ~ May 2005

The second detached house I purchased in North Vancouver in Spring 2005 has already been rented out and was purchased at an excellent price compared to the market average. It is already worth 150%+ of its original purchase price.  As soon as I purchased this property and put it up for rent there were a swarm of people interested in renting the property.  It was rented out in the same month to the best candidate out of over 25 applicants.

In spite of a rising market, this property was purchased below assessed value.

 

Property 7 ~ July 2005 - SOLD 2007 (Approx. 250% Cash on Cash return)

My third property, a one bedroom apartment in Prince Rupert.  It is currently being rented out and is generating a positive cash flow.

 

Property 8 ~ November 2005 - SOLD 2008 (Approx. 450% Cash on Cash return)

A one bedroom apartment in Kamloops, BC was purchased in November 2005.  It is currently being rented out and is generating a positive cash flow


Property 9 ~ November 2005 - SOLD 2008 (Approx. 450% Cash on Cash return)

A two bedroom apartment in Kamloops, BC were purchased in November 2005.   It is currently being rented out and is generating a positive cash flow.

 

Property 10 ~ February 2006

I purchased this two bedroom investment property in the up and coming town of Quesnel, BC in February of 2006.  It is currently rented to a long term tenant and the building only 20 years old and in excellent shape. It is currently being rented out and is generating a positive cash flow.

 

Property 11 ~ October 2007

This 4500 sq. ft. house was purchased as a long term capital gains play.  It is a large single family home on a large parcel of land in North Vancouver.  Its market value is currently  $1,300,000.

 

Property 12 ~ July 2009

This two bedroom investment property in Quesnel, BC is rented to a long term tenant and is generating a positive cash flow.
